Why is a Dedicated Outdoor Air System (DOAS) Used in Modern Commercial Office Ventilation? London

The evolution of commercial architecture has led to increasingly airtight building envelopes designed to maximize energy efficiency. While this is excellent for reducing thermal loss, it presents a significant challenge for Indoor Air Quality (IAQ). In the past, traditional HVAC systems attempted to handle both the heating/cooling loads and the ventilation requirements using a single piece of equipment. However, modern engineering has shifted toward the Dedicated Outdoor Air System (DOAS) as the gold standard for office environments. A DOAS is a specialized unit that handles the ventilation air independently from the interior heating and cooling systems.


The Mechanical Logic Behind Decoupling Loads


The primary reason a DOAS is utilized in modern offices is its ability to decouple sensible and latent cooling loads. In a standard system, the air conditioner must work hard to lower the temperature (sensible cooling) while simultaneously removing moisture (latent cooling) from the air. When these tasks are combined, the system often over-cools the air just to reach the desired dehumidification level, leading to energy waste. A DOAS solves this by treating 100% outdoor air specifically for ventilation and moisture control before it ever enters the building. By handling the humid outside air separately, the interior units can focus solely on maintaining a comfortable temperature.


Enhancing Indoor Air Quality and Occupant Health


In a post-pandemic world, the importance of fresh air in work environments cannot be overstated. Traditional VAV (Variable Air Volume) systems often reduce the amount of fresh air delivered to a space when the temperature setpoint is reached, which can lead to a buildup of CO2 and volatile organic compounds (VOCs). A DOAS ensures a constant, measured supply of outdoor air regardless of the heating or cooling demand in the room. This consistent ventilation is essential for preventing "Sick Building Syndrome" and enhancing the cognitive performance of employees. Modern commercial projects now require technicians who are well-versed inheating ventilation air conditioning standards to ensure these systems are balanced correctly. By providing a dedicated stream of filtered, conditioned outdoor air, a DOAS ensures that the breathing zone of every office occupant remains healthy and oxygen-rich throughout the workday.


Humidity Control and Mold Prevention


One of the most destructive forces in a commercial building is uncontrolled humidity. When warm, moist outdoor air is introduced into a cool indoor environment without proper treatment, condensation can form within ductwork and on building surfaces, leading to mold growth and structural damage. A DOAS is specifically designed to "wring out" the moisture from the air before it is distributed. It typically uses energy recovery wheels or desiccant cooling to manage humidity levels with high precision. This specialized focus on moisture management is why a DOAS is often paired with radiant cooling panels or chilled beams, which cannot handle latent loads themselves.


Superior Energy Efficiency and Operational Savings


 


While the initial investment in a DOAS might be higher than traditional systems, the long-term operational savings are substantial. Because the system allows the primary HVAC equipment to operate at higher suction temperatures, the overall energy consumption of the building's chillers and fans is significantly reduced. Furthermore, most DOAS units incorporate Energy Recovery Ventilators (ERVs) that "recycle" the energy from the exhaust air to pre-condition the incoming fresh air. This means that in the winter, the heat from the outgoing air warms the incoming cold air, and in the summer, the coolness of the exhaust air helps chill the intake.
